01 · What buyers want

Every house sells one of two ways.

Most buyers want move-in ready. They don't want a project on day one. Flip the switch and see what Notable's data says changes.

AS-IS: buyer sees a to-do list

What a buyer thinks: “I'll need to redo the floors and paint. Let me knock that off my offer, plus some for the hassle.”

02 · Your home

What would make your home shine?

Tap everything your house could use. We'll carry your list into the cost calculator and your walkthrough request.

03 · The usual problem

Then comes the question: how do we pay for it?

A lot of homeowners here are house-rich and cash-poor. Tap each option to see the catch.

Open all four. Each one costs you something before you've sold a thing.

04 · The fifth option

Funds for the work now. Repayment comes out of your sale.

eXp Ready is a pay-at-closing program powered by Notable, available because I'm with eXp Realty. It's built for one job: getting your home ready to sell.

Up to $50K

Unsecured. It isn't a lien on your house.

$0 now

No monthly payments. Everything is settled at closing as a line item.

Soft pull

Applying won't touch your credit score. It's reported only after payoff, as a paid account.

Any vendor

Your painter, my painter, anyone. No approved-contractor list.

Pay for use

Interest only on what you spend. Approved for $30K, use $8K, pay on $8K.

Unused = $0

Don't need it after all? No interest and no origination fee.

06 · The real cost

Run your own numbers.

Interest runs about 1% a month on average, only on the money you use, and stops the day you close.

Notable's stated range is 8.99% to 16.99% a year. Divide by 12 for the monthly rate.

Another seller, Dave, needed a new roof and gutters, exterior work, interior paint, storage and staging. He told Notable the funds were ready within a few days, he paid nothing until closing, and he got a full-price offer within a few weeks.

Both stories are Washington State sales shared by Notable in its October 2026 eXp Ready training. They aren't my transactions or Northern Virginia sales. The illustration is a drawing, not their home. Results vary.

09 · What sellers ask me

The fine print, in plain English.

What if my home doesn't sell within a year?

The balance is due 12 months after the funds start. If you're still on the market, Notable's support team works case by case on extensions or payment plans. Staying in touch with them is the key.

What if I change my mind and don't sell?

Taking the home off the market makes the balance due. Notable's team can talk through a payment plan. That's why we plan the prep and the pricing together before you draw a dollar.

How do I actually pay contractors?

Upload a bid and Notable sends the money to your account. You also get a card that works at places like Home Depot (not at coffee shops). Paid out of pocket already? Upload the receipt and pay yourself back.

How long do I have to use the money?

Six months from approval for any home-selling expense. That even covers pet boarding during showings and open houses.

I'm an investor, or the home is in an LLC or trust. Can I use it?

Yes. Investors, LLCs, trusts, estates and powers of attorney are allowed. The authorized signer applies on behalf of the property.

Will it affect my next mortgage?

Applying is a soft credit check, and Notable says it reports only after payoff, as a paid account. If you're buying next, talk to your loan officer too. I'm happy to connect you with one.

How much equity do I need?

Roughly 20% after selling costs, including commission. Notable checks your list price against an automated value estimate.

What do I put as the list price?

The price after the work is done. If a new roof moves your price, use the after-roof number. We'll set it together from real comps.

10 · How I'd run it

Money is the easy part. Spending it well is the job.

I'll help you put every prep dollar where buyers notice it, and skip what they don't.

  1. Walkthrough and pricing reportI tour the home and pull recent sales near you so we know what “ready” is worth.
  2. A prep list ranked by payoffHigh-impact first: paint, light fixtures, flooring, curb appeal. Big repairs only when they protect your price.
  3. Bids from contractors you chooseUse mine or yours. You approve every dollar.
  4. Your private eXp Ready linkYou apply on your own in about 90 seconds. No awkward money talk with me required.
  5. Launch, negotiate, closeProfessional photos, marketing, and repayment handled as one line on your settlement statement.

11 · Your plan so far

Here's what you put together.

Next step: a free, no-pressure walkthrough. You'll leave with a ranked prep list and a price range, whether or not you use eXp Ready.
